As your home inspector, I will examine the major systems of the house: the roof, structure, exterior, electrical, heating, cooling, plumbing, interior and insulation. The purpose of the inspection is to identify any existing problems in the house that may impact your decisions as a purchaser. As we walk through the inspection together, I'll explain each system to you and describe any issues that I find.
The inspection will greatly increase your knowledge of the home, but it is not a guarantee or an insurance policy. I will inspect elements of the house that are visible and accessible, and will draw on my professional experience, training and opinion when preparing your detailed, illustrated report. I can't inspect anything behind walls, floors or ceilings, nor can I tell you what is buried on the property (eg. gas or propane tanks). Keep in mind, too, that the inspection is a "moment in time" event, and may not identify seasonal or intermittent problems.
The Canadian Mortgage and Housing Corporation provides a good description of the home inspection process, and also gives tips on hiring a home inspector. You can visit their website at
